The city

Small, detached and entirely built out

The 2020 census counted 4,829 residents in 1,960 housing units across 2.46 square miles, all of it land. A 2025 estimate puts the population at 5,443. That is a small city by any measure, and it sits about eight miles from downtown Fort Worth on the shore of the reservoir the City of Fort Worth built on the West Fork of the Trinity.

The number that matters commercially is 91.8 percent: that share of the housing stock is detached single-family, with attached homes — duplexes and townhouses — making up 4.2 percent. Detached means whole-home backup rather than a shared arrangement, one service, one panel and one set of decisions.

It also means a retrofit market. Nobody is building here; the streets are laid out and the slabs are poured. So almost every project starts with an assessment of the existing service — whether it can carry a generator connection, and where a pad fits between the condenser, the meter and the fence.

Most homes here are on municipal utilities rather than a tank, but where one is proposed it takes a further ten feet out of an already small lot.

Work those three rules against the meter position, the gas riser and the route back to the panel and a typical lot here offers one or two positions rather than a choice. That is why we walk the property before quoting rather than after. A pad in the wrong place is not a cosmetic problem — it is a machine a technician cannot service and a run that costs more in conductor than it saved in concrete.

What stays on

No well pump, which changes the arithmetic

Twenty miles west, the submersible pump usually decides the size of the machine. Here it is not on the list at all.

The compressors decide it instead

With the pump gone, air-conditioning starting current becomes the load that sets the size. How many compressors start at once, and whether a soft-start device lets a smaller machine carry them, is the whole of the sizing conversation.

All-electric houses cost more to back

A heat pump and an electric water heater stop with the meter, with none of the partial fallback a gas-heated house has. Load management is usually cheaper than the next size of generator, and it is the first thing we model.

Is a standby generator worth it on a lot this size?

Size of lot is not what decides it — what has to keep running is. 91.8 percent of the housing here is detached single-family, which means a whole house rather than a shared system, and a whole house on an outage loses the air conditioning, the refrigeration and the internet at the same instant. What a small lot does change is siting: clearances, the neighbour’s window and the run back to the panel do more to shape the design here than the machine’s output does.

Who is my electric utility?

Oncor Electric Delivery owns the poles and wires. Whichever retail provider is printed on your bill sells you the electricity; Oncor is who repairs the line, and who decides where you sit in a restoration queue. That is why a transfer switch is wired to watch the utility voltage itself rather than wait for anyone to be notified. Oncor reports its reliability federally — the average customer across its four million Texas customers lost 532.5 outage minutes in 2024, up from 231.9 in 2022.

Where can the unit actually sit?

On 2.46 square miles of platted lots, siting is the constraint rather than an afterthought. The generator needs five feet of clearance from any operable window, door or vent and from combustible walls, five feet overhead, and roughly three feet from planting. Manufacturers list some units for as little as eighteen inches from a masonry wall, but that allowance never overrides the five-foot rule for openings. Add ten feet if there is a propane tank. Between those rules, the meter and the panel run, there are usually one or two workable positions.

Will the neighbours hear it?

A modern air-cooled unit runs at roughly 65 to 67 dB(A) measured from about 23 feet, which is comparable with the air-conditioning condenser already outside. The weekly exercise cycle is short and can be scheduled for a reasonable hour. On a lot with neighbours close on three sides, orientation and exhaust direction matter more than the published decibel figure, and if quiet is the priority the Kohler platform is worth looking at specifically.

Do I need a panel upgrade first?

Often it is at least worth checking before the estimate rather than after. A generator connection needs somewhere to land, a service rated to carry it, and a panel without a known safety history. If the service needs work we quote it as its own line item and handle it inside the same project rather than sending you to a second contractor. Is the lake relevant to any of this?

Only in two practical ways. Lots that back onto the water tend to be longer and more graded, which lengthens the conduit run and therefore the quote — distance is the single variable that moves an electrical price most. And your water is municipal rather than from a private well, so unlike properties twenty miles west you are not backing up a submersible pump. That takes the hardest starting load on a rural property straight off the list.
